Epoxy Installation

Applying Epoxy Coatings to a surface is an exceptional way to upgrade, protect and enhance concrete floors across a variety of surfaces such as Garages, Porch Rooms, Patios and Basement Walls.

When Epoxy is applied in layers, the resulting coating is seamless and provides a thick layer of resistance to Grease, Chemicals, Moisture and Scuff Marks. In comparison to traditional floor paints, Epoxy can withstand better adhesion and performance; this results in an extremely durable, flame resistant surface that will not break under heavy loads, accidental spills or dropped tools and it provides a beautiful surface which will remain like new for a minimum of 20 years.

Types of Epoxy Coatings

Solid-Color Epoxy:

Epoxy is made of two components, resin and hardener, that create a chemical bond in concrete after curing into a glossy, seamless finish when combined together. An individual colour pigment epoxy usually provides a uniform look, can also be tinted to create several types of custom colours (i.e. grey, tan, etc.) and will provide excellent durability for the surface of the flooring product. Additionally, many installers will apply coloured flakes or quartz aggregate as a decorative feature in the base coat of an epoxy installation, as well as apply to seal them with a clear top coat. The result of this process is a single-layer epoxy flooring product that appears to be a uniform colour or may have a mild speckled look depending on the distribute of the coloured flakes added to the epoxy prior to the top coating.

Flake-Chip Epoxy:

Epoxy Flooring with Flake Finishing: In a flake finish system, you add chips of colored vinyl to an epoxy material that is still wet, and then spread these chips evenly over the surface of the flooring. The resulting product features a multicolored application, as well as a texture to the flooring, which is often considered attractive and provides a slip-resistant surface. As cited by the industry, flake floors are also considered easy to clean and maintain. There are different options for the amount of color (flake) applied to any installation – either applied completely (full broadcast) or partially (interspersed on the base color). In addition, flake coatings allow you to select from a wide range of color and chip size combinations, and because of their texture, help to conceal imperfections in the concrete surface underneath. Furthermore, flake finishes generally can be installed quickly, which reduces labor costs and provides a high-quality, low-maintenance, durable surface.

Metallic Epoxy:

Metal Epoxy Floors Metal epoxy features an infusion of metal pigments suspended in resin to achieve a wonderful 3D look featuring swirling colors & textures. Each metallic floor is unique as each varies in hue - this also creates a high-end marbleized appearance as well as reflecting light. Metallic floors have very high durability because of their ability to resist scratching & staining as well as heavy weight loads. Once fully cured, the smoothness of a metallic floor does not require much maintenance other than simply sweeping & mopping with clean water in order to keep the floor shiny. Some metallic epoxies are manufactured with traction additives which provide extra grip making them not only beautiful to look at, but also safe as a flooring option.

Polyaspartic/Polyurea (Fast-Curing Coatings):

Standard epoxy is the most commonly used flooring option in garages and workshops due to its proven record of performance and affordability. However, in addition to traditional epoxy coatings, there are a number of advanced resin systems like polyaspartic (a form of polyurea) that are also available for flooring applications. Polyaspartic systems offer much faster cure times as some products are capable of being applied, cured and open to traffic within a single day. Polyaspartic floors also offer better resistance to ultraviolet rays and are less likely to turn yellow due to UV exposure. Polyaspartics are primarily utilized whenever there is an urgent need for very quick turnaround times or when outstanding resistance to UV rays is necessary.

Installation & Surface Preparation

A good epoxy garage floor requires a lot of preparation and multiple steps, starting with cleaning and clearing the current concrete surface, by removing any oil, grease, and loose debris from the floor, repairing all cracks and holes with a concrete repair product, and performing moisture testing to see if there is a chance that a moisture barrier will need to be put over the concrete.

The next step is to create an appropriate surface profile by mechanically profiling (via shot blasting or diamond grinding), which creates a rough surface profile that will provide an area for epoxy cling to (adhesion).

Typically, primer is applied by roller to seal the slab and promote better bonding of subsequent coats of epoxy. Then, one or more pigmented basecoat of epoxy will be applied. When the base coat is wet, decorative flakes (if being used) will be scattered on to the design in the wet epoxy; once the base coat is fully cured, it can receive its final top coat (usually containing either fine sand or grit) for slip resistance. As each coat must completely dry before it can be applied to the next, the installation of a multi-layer epoxy garage floor usually takes several days.

Epoxy is often touch-dry approximately 24 hours after application, and can be used very lightly after 2 to 3 days, but the resin used in making the epoxy may take up to a month to cure fully.

Key Benefits of Epoxy Flooring

Extreme Durability:The hardness of epoxy flooring is remarkable. Heavy vehicular traffic, forklifts, and dropped tools will not damage epoxies. Commercial-grade epoxy can survive great wear and tear for well over a decade.

Chemical & Stain Resistance: Oncecured, epoxy forms a solid, non-porous layer, keeping oils, gas, solvents, and acids from reaching the flooring beneath. Because the flooring is not porous, oil drops or chemicals cannot penetrate the floor; rather, they either bead up or wipe off.

Aesthetic Appeal: You can design your epoxy flooring system to be virtually any colour or texture you would like. Glossy, solid colours contribute to a clean and very modern look; while flake systems or metallic colours add decorative patterns to your garage floor that reflect light, opening the room up more than traditional concrete.

Easy Maintenance: Because epoxy flooring has a smooth, seamless surface with no grout lines or crevices for dirt to hide in, clean-up takes only minutes. Cleaning is simplified by using a mild detergent on a mop or broom. Routine cleanings keep epoxy flooring looking as good as the day of installation. There is also no need for waxing or polishing.

Safety: Plain epoxy flooring can become very slippery when wet. However, most experienced installers will add fine aggregate or grit to the topcoat, resulting in a textured surface that helps prevent slips and falls. Because epoxies are seamless, spills will not pool in joints. Many owners of garages report increased safety when walking on their garage floor after applying epoxy.

Waterproofing Barrier: A fully-cured epoxy coating provides a waterproof surface, which helps prevent moisture from penetrating and reduces mould growth. This is particularly important for garages that experience rain or moisture. The epoxied flooring essentially creates a barrier that protects concrete floors beneath from potential water damage caused by moisture.

Cost-Effectiveness: While the initial investment to install a basic epoxy flooring system may seem high, it is quite cost-competitive with many other flooring systems.

Potential Drawbacks

To achieve a perfect epoxy coating, it is necessary to use not only paint rolls but also professional-grade prepping and patience. For your epoxy top coat to last, the concrete must be FREE of oil, dirt, and moisture, prepared properly by patching, cleaning, and drying completely before going to be coated at optimal temperatures between 60-90°F. To help you achieve the best finish possible, OC Garage Door Guys provides the detailed preparation, which takes at least one full workday, for a perfect multi-layered final coat on your garage floor. In addition to the naturally high gloss with a slick finish when wet, we also use anti-slip additives that will not compromise the finish and provide safety.

Comparing Epoxy to Other Garage Floors

  • Concrete Sealers: Basic sealers (silicone, acrylic, or polyurethane) penetrate the concrete to repel moisture and dirt. They’re easy to apply, but offer only limited protection. Epoxy coatings, in contrast, bond tightly to the slab and provide a much thicker, tougher finish. Epoxy floors typically last many years longer than a simple sealer.

  • Garage Tiles & Mats: Interlocking vinyl or rubber tiles can be DIY-installed over concrete. They are easy to replace and come in various colors. However, tiles have seams, and dust or spills can get underneath. By comparison, epoxy creates a seamless floor – there are no gaps to trap dirt. Also, unlike tiles that use adhesives or mud underlayment (which do not block moisture), epoxy fully seals the slab. Epoxy is usually slightly more expensive than PVC mats but offers superior durability and a firmer, more permanent finish.

  • Polyaspartic/Polyurea Coatings: These fast-cure alternatives are similar to epoxy but dry in minutes, allowing same-day installation. They also resist UV fading for outdoor or sunlit areas. They can be more costly, though, and typically used only when speed or extreme UV resistance is needed. For most garage projects, standard epoxy remains the cost-effective standard for a long-lasting floor.

Common Questions & Concerns

After the installation of an epoxy floor, how soon can I use the garage?
Epoxy floors are set up through a process that has multiple stages. Most epoxies will be touch-dry in approximately 24 hours after being installed, and you can walk on them within two or three days after that. Full chemical curing, which is the maximum cure time it takes for the epoxy to develop its ultimate hardness, can take up to 28 days. However, depending on the manufacturer of the epoxy you use, you can usually start to use your epoxy floors for general vehicle and foot traffic after about a week. While curing, it is advisable to minimize loads on the invading floor to prevent any scratches.

How long does an epoxy floor last?
If it’s installed correctly, you can expect an epoxy garage floor to have a service life of 10 to 15 or more years before needing replacement. Some installers have reported floors that lasted as long as 20 plus years, with little to no signs of wear. Worn epoxy floors do depend on how much foot or vehicular traffic occurs on them as well as the follow-up maintenance performed, but due to its extreme durability, it’s one of the most durable flooring options available.

How do I maintain an epoxy floor and how often should I clean it?
You should make sure to sweep any debris off your floor after every time you walk or drive on it. Depending on how dirty your epoxy floor appears, you can wet mop with warm clean water and a pH-neutral cleaning agent to maintain its luster and reduce wear. Additionally, because epoxy floors typically have little to no staining, even oil and tire marking will come off with minimal effort on your part as long as you do not use an acid cleaner. In fact, for the most part, you won’t need to worry about recoating an epoxy floor for many years under ideal conditions.

Is epoxy worth the cost vs other flooring options?
Even though epoxy floors are generally higher-priced items than other flooring options such as a sealer or peel-and-stick tiles at the time of purchase, an epoxy floor typically provides a much longer-lasting service life and much more durability than those options. Many suppliers, including Sherwin-Williams, point out that in the long run, purchasing an epoxy floor will provide monetary savings due to lower maintenance costs and extended service life. Compared to these other types of flooring, ceramic tile and carpet need frequent replacement; thus, an epoxy floor’s extended service life generally makes the overall cost of ownership less expensive.

What if my concrete garage floor has cracks or moisture issues?

To apply an epoxy coating on an existing crack or damaged concrete, the crack or area must be repaired and/or patched first; most epoxies can effectively bridge an existing small crack when applied in conjunction with proper filling techniques. However, if large amounts of moisture are present in the concrete slab (a common problem amongst homeowners living near coastal or hillside areas), then it is unlikely that standard epoxy coatings will be adhered to the existing concrete. Therefore, it is essential to perform regular moisture testing to determine whether a moisture barrier will need to be used. If you have questions regarding any epoxy floor installation, it’s recommended that you consult a flooring expert or contractor to discuss options that won’t lead to future peeling of the epoxy.

Are epoxy floors slippery?
Once the epoxy has dried, it naturally has a shiny smooth finish, which could become slippery when wet. To resolve this issue, many epoxy installers use a fine grit to the clear epoxy topcoat or embed aluminum oxide grit into the coating during the installation process. By adding these steps to create a non-slip textured surface to the clear topcoat, the installer will not only provide a slip-resistant surface but also a surface that’s slightly easier to clean. Therefore, you can rest assured knowing your epoxy floor will provide a safe surface underfoot.
